JLL Manages Tencent’s Chengdu Building with “Spirit of Craftsmanship”

In 2015, JLL began to provide a comprehensive property management service for Building B of the project through setting up a service center to deal with areas such as operations, risk, and financial management.

Located in the Chengdu High-tech Industrial Development Zone, the Chengdu Tencent Building is located within the central area of Tianfu New District, which is Chengdu’s key development zone. It has a construction area of 210,000 m² and consists of Building A and Building B. Building B was shifted from self-use to leasing by Tencent and is positioned as a quality industrial building offering a high level of management service

In 2015, JLL began to provide a comprehensive property management service for Building B of the project through setting up a service center to deal with areas such as operations, risk, and financial management. This allowed them to offer the client tailor-made solutions which met international service standards. In the past three years, JLL’s property management team for the Tencent project has gradually developed a long-term system of operations that attaches importance to the maturity, accuracy, standards, and professionalism of the service, as well as the supervision hierarchy, based on the concept of openness, integration, and responsibility.

The JLL team demonstrated its many strengths throughout its service, paying attention to the customer experience and proposing a service concept which adheres to a “spirit of craftsmanship”. For property management services, this comes through improving the quality of property services, promoting the maintenance and appreciation of property assets, and enabling customers and owners to obtain better quality services. Our project management team pursued stable progress, utilizing internet cloud services, property management software, and the Internet of Things to implement its property management. Through conducting market research and data analysis, we gradually discovered that a better user experience was created by providing premium offline services, such as response speed and service delivery instead of simply moving services online. JLL feels that helping customers experience a more people-oriented property service should be the real focal point of property management.

In order to create a service which showcased the “spirit of craftsmanship”, JLL used the internet to respond quickly and provide professional and experiential services in basic services such as security, cleaning, and maintenance. In addition, JLL's Tencent project property team also worked hard on upgrading other services such as diversifying payment methods, installing smart hardware in areas such as parking lots and access control, and organizing charitable and cultural activities, which demonstrated their true “spirit of craftsmanship” in property management.

JLL's Chengdu Property and Asset Management Department will continue to maintain its service, brand, and professional competence, and openly face future challenges to help more customers achieve their ambitions.
