Professional and Efficient Facility Management to Minimize Operational Risk

Tencent Beijing Headquarters Building is located at 8 Dongbeiwang West Road in the Haidian District of Beijing. It was funded and built by Tencent Technology Beijing and is slated to become Tencent’s Beijing Headquarters. The planning area is 77,525 sqm, with a total GFA of 308,640 sqm, of which the above-ground portion is 158,640 sqm, along with 150,000 sqm of underground space. The total investment for the project was 1.8 billion yuan. While the new park is under construction, existing office space is insufficient, and based on this Tencent hoped that JLL could provide space management solutions and provide a package of cleaning, security, engineering, and meeting services solutions for its third-level offices

Since 2014, Tencent Beijing has chosen to hire the services of JLL's Beijing Integrated Facilities Management team. With its transition period management, JLL ensures that services are delivered efficiently and on time by using the company's best practice platform and EOS. JLL conducted risk assessment and monitoring of large property management, establishing an on-site space management service system. With the joint efforts of the team members, in the 2014 transition management process, JLL successfully deployed 110 field staff, including some subcontractors. This team established facility management standards in less than one month, which ensured the sustainable operation of the client's business, and the building’s electricity system was evaluated to eliminate the risks and hidden dangers of the project. Furthermore, a space management data system was established, which led to accurate information on the use of each office cubicle. This has built up a solid pool of data which Tencent can refer to when deciding its lease management strategy and future usage of the new headquarters.

At the 2015 Supplier Conference, the employees of JLL’s Beijing Facilities Management team received the “Best Engineering Service Award” and “Best Reception Award” from Tencent, which is a huge recognition from the client. In future JLL’s Beijing IFMteam will undoubtedly continue to utilize the best processes, building management technology, and economies of scale, to reduce clients’ facility operating costs and maximize facility management efficiency.
