JLL South China Undertakes First Port Transportation Hub Complex Project

JLL undertook a Port + Transportation hub complex project for the first time in South China in 2007, providing pre-positioning planning services for the Zhuhai Hengqin Port Transportation Hub Complex. The complex consists of port and transportation hubs, as well as joint inspection office support areas, Grade A office buildings, business apartments, high-end hotels, and a variety of retail businesses. The project covers around 350,000 m² of land area, and its capacity is about 840,000 m²

JLL is an experienced expert in positioning and planning of transportation hub complexes. Generally these projects focus on coordination between the transportation hub and other property function modules. However, the introduction of the joint inspection functions and the high proportion of public buildings posed unique requirements in terms of balancing the government’s project vision, combination of functional units and development conditions.

JLL adopted an on-site pre-planning model to carry out multi-dimensional communication and cooperation with all parties, namely the client, design units, and construction units, so as to  understood clients’ intrinsic requirements, explored the highest possible exploiting value and drive the project somoothly. In the overall planning, the special location of the project with connection to Macau via the Lotus Bridge, will provide an opportunity to make it a platform for international industrial cooperation. Therefore, JLL proposed an innovative direction for the project, which was to drive the city function reform taking advantage of the fully-integrated transportation hubs as well as the port. Besides, the project will also incorporate high-end services, such as financial and cultural exchanges services. The integration of various sectors will effectively enhance the value of Hengqin Port as a new landmark, establishing the customs clearance and transportation links between Zhuhai and Macau.
